What is the history of The Fleming Building?
Built in 1909 by architect Daniel Burnham, the same year he completed the Plan of Chicago. The building has been fully renovated into apartment homes while preserving original details like the marble lobby, brass elevator doors, high ceilings, and historic windows.
What rent can I expect?
Studios currently start around $815–845/month depending on the unit, and the building also offers one and two-bedroom floor plans. The availability page always shows live pricing.
Is The Fleming connected to the skywalk?
Yes, directly. Residents can reach nearby offices, restaurants, and shops without going outside.
Is The Fleming pet friendly?
Yes. A $200 one-time fee plus $30/month per pet applies, up to 2 pets. Dogs are limited to 30 lbs, and pit bulls, rottweilers, and dalmatians are not permitted.
What is the deposit and application fee?
The security deposit is $400 (holds a unit up to 21 days with an approved application), and the application fee is $40 per applicant.
What utilities are included?
Trash is included. Residents pay electric, gas, and water/sewer.
What amenities does the building have?
A private theater room, in-unit washer and dryer in every home, gigabit internet, secure bike storage, and direct downtown skywalk access.
